April 13, 2022

When the time comes to put your home on the market you want to ensure it sells for a great price. Believe it or not, there are things you can do to push that up just a bit to a higher asking price. Take a look below for some ideas to raise the price.

Sort The Interior

When potential buyers come around they will be looking for any little flaw your property has. If you eradicate all the visible ones then there will be no reason you wouldn’t get the full asking price of your home. Take a walk around with a notepad and mark down anything that you notice or think needs to be mended before opening up your home.

If you feel your home needs some repairs then make sure these are taken care of as soon as possible. For example, you might have noticed some of the ceiling or wall chipping away, there are products you can use to fix this, such as renderoc

You might want to add a coat of paint to the walls around your property. This gives every room a nice fresh feel. If your walls have been painted a bright garish colour then think about changing this to a more neutral one such as white or magnolia. You could also keep your pictures on the wall so it feels more like a family home. Buyers love to see what your home has been used for and it will give them a warm fuzzy feeling seeing all your lovely pictures.

Update The Kitchen

In a recent study, it was found that the room buyers are most excited about seeing when they look around is the kitchen. Perhaps this is because it is one of the most important rooms in the house and without it, you would never have any food prepared. It is considered to be the heart of the home so making sure it looks nice should be paramount. Ensure it is tidy and clean when buyers come to look around. A sparkly kitchen is a happy kitchen.

Think Of Curb Appeal

Now you have sorted your interior it is time to take it outside. You could do the same with the exterior that you did with the inside. Take a look at it and see if there is anything you don’t like or think will put buyers off putting an offer on your home. One such example of this is how the windows look from the outside. Over time the windows can be hit with all the outdoor elements and this can cause your windows to rot and chip away. Giving them a sand down and a coat of paint is one solution, or you might decide that it is worth replacing the whole thing.

You also need to make sure that the lawn and garden are taken care of and look their best. If you are not sure what to do with it, you might not have very good green fingers then you could seek the help of a professional gardener.

What you have to remember with the exterior of your property is that it will be the first thing buyers see when they turn up. If this lets you down then they may be reluctant to take a look inside.
